Position Summary: At the direction of the Senior Director of Operations and in collaboration with Operations Department staff and staff of other departments, this position helps manage daily task in the building department.

- College degree, Engineer preferred

- Certificate for high voltage operation

- Receive and respond to emails or WeChat messages within a minimum of 24 hours

Duties and Responsibilities:

- Help create and directly supervise preventive maintenance program
协助制定并监管预防性维修计划
- Record preventive maintenance work activities, e.g. the routine work to maintain equipment within the team)
记录预防性维修工作的内容,比如团队内设备维护所做的日常工作) - Provide update on the preventive maintenance program to the Operations Director monthly
每月向运营总监更新预防性维修计划 - Collect and update scope of work for each outsourced maintenance vendor
收集并更新每个外包维修供应商的工作范围 - Maintain/Provide a schedule of when preventive maintenance vendors will be on campus (i.e. Fire prevention vendor, Mammoth, Evapco, Mitsubishi, etc.)
提供并更新预防性维修供应商的来校服务时间表(如:防火供应商、美意、益美高、三菱等) - Keep and organize all service records from outsourced maintenance vendors
记录和整理外包维修供应商的所有服务记录
- Responsible for safe operations of all buildings

- Take responsibility of ALL ASPECTS of the buildings and equipment regardless of whether the BM was involved in the project or not

- Visit every space on campus, including ALL mechanical rooms once a week and record any maintenance issues noticed

- Arrange repair/maintenance plan during summer/winter holiday

- Organize staff to have relative training

- Seek professional development team related to HVAC and preventive maintenance

- Out-source and check the repair/maintenance

- Monitor online work order management system daily and schedule maintenance work to maintenance staff accordingly

- Ensure all work orders are completed in a timely manner

- Update online work order management system when items change status (ie. Maintenance team to mark work orders as completed and provide a description of work done upon completion

- Keep inventory of spare part to ensure the daily operations

- Provide suggestions to new equipment

- Coordinate with construction project management company

- Help organize and participate in a formal handover process at the end of each construction cycle

- Work with Project Manager on producing and sharing comprehensive documentation as it relates to our facilities (ie. Manuals, Third Party Involvement, testing certificates, etc.)

- Communicate and coordinate with relative government departments

- Deal with any emergency situations
